I am glad that you are interested in purchasing property in gorgeous Sedona Arizona. Let me tell you that the lifestyle in Sedona is truly enjoyable! I have lived here since 1965 and you could not drag me out of this quaint little town—I love the beauty, the climate, the people, and the ambiance, but most of all the variety of activities.
Imagine a clear, clean day, filled with vivid colors, sunshine, and happiness. You feel safe, without worry of crime and natural catastrophes (earthquakes, tornadoes, hurricanes, and etceteras). For fun, you can golf with a neighbor at one of the local golf courses, almost year round.
Other activities would include gardening, hiking, fishing, or mountain and road biking. You can also participate in some of the varied classes offered at the Sedona Arts Center and Yavapai College, or help with a worthwhile community function. You can quietly peruse through your favorite books at the best library you've ever stepped into. In addition you can enjoy a fresh cup of gourmet coffee at one of our many coffee specialty stores. Watch a concert under a beautiful starry night or a play in the middle of Tlaquepaque Arts & Crafts Village. Other activities include weight lifting, swimming, playing tennis, dancing, riding motor cycles through winding country roads or simply relaxing by the pool or hot tub at one of the health resorts. How does snow skiing in the morning in Flagstaff, then seating out in a heated Jacuzzi in Scottsdale sound for a day of entertainment—I have been fortunate enough to do just that. I have been privileged enough to watch the fireworks on Lake Powell and then ride ATV’s in the Sand Dune close to Bryce Canyon.
Supporting our economy is the day to day affairs of people who have secure incomes, and tourism. Therefore, the negative swings in our economy generally do not lower our property values—I have never seen our appreciation below 7% per year. Sedona is conveniently close to major cities that provide easy passage to international flights, large shopping malls, live sports events--I watched a Diamondback game this Tuesday—unfortunately they lost by one point. Yet, we don’t have to put up with the devastating effects found in the city such as crime, air pollution, and amassing.
Then there is the limited amount of private land available in Sedona. The pioneers homesteaded about 15 square miles of property in the late 1800's. The rest is miles and miles of forest service land.
When considering all these factors, it is easy to understand why property values in Sedona continue to climb. I dug out old multiple listing books to see what has happened over the years. On the basis of that published data the average home in 1984 was $153,588 and in August of 2001 it was $561,959, and now in 2005 the average price of a home is $989,181.
There use to be a steady growth with an average APPRECIATION of 7.19% over the years, but the first four months of 2005 we saw a 37.2% increase in dollar volume with a 3.2 decrease in the number of units sold--so where does that put our appreciation rate at now? This truly makes Sedona a better investment than savings, cash deposits, bonds and other holdings. It is speculated that this scenario will only continue, due to our limited supply and high demand for our gorgeous scenery, friendly community and four mild seasons. Also Sedona is continuously in news publications—the latest was a USA Weekend article titled “THE TEN MOST BEAUTIFUL PLACES IN AMERICA” where USA Today touts Sedona as “NUMBER ONE”!! As of April 13, 2006 the least expensive home on the market is $249,000, with the average at $989,181 and the most expensive home priced at $8,500,000. You can obtain a vacation condominium a one bedroom, one bath for $192,900 up to $849,900 for a 4 bedroom, 2 ½ baths, with 3636 square feet at Canyon Mesa Country Club. Manufactured homes start at $189,700 on up to $549,000 for a location on the Creek. Residential lot prices range from $139,000 to $7,495,000 for 14.63 acres in Jacks Canyon with the average lot price being $706,038. There is only one piece of commercial land priced at $5,250,000 for 5.25 acres. Business Opportunities range from $35,000 for an Arts and Crafts store—no real estate included only the business to $5,757,000 for a commercial building on one acre with highway frontage.
